JUST REDUCED THE PRICE ON THIS GREEN HOME - NATURAL TECHNOLOGIES for HEALTHY LIVING & REJUVENATION! Designed to Catch the Rising Sun, this 4 Bedroom, 2,788 sqft Custom Home, sits on 4.3 Wooded Acres in the midst of rolling hills, abundant wildlife, & native wildflowers. Superior quality Granite kitchen counters, Premium style Travertine flooring, Bamboo Wood & Wool Carpet. Xeriscaped yard. Goldenwood Subdiv. is near the Salt Lick on FM 1826 - Austin Texas Hill Country, w/ easy access to downtown!

The sellers embarked on this project to build an elegant & environmentally friendly home. They wanted to have a green home with as many of the natural technologies that are available today, to create the healthiest place to raise a family, do the business of living, and for rest and rejuvenation. They were able to integrate the following features into this 2,788-square foot-home in the hills outside of Austin, Texas. The house is oriented east to catch the rising sun and is incorporated in the design principles of sacred geometry.

Contec brand Aerated concrete Block for exterior and interior walls. This block has an insulating value of R=30, which makes it an ideal material for the scorching summers we have here in Texas. The block is 9” thick therefore making the thermal mass needed to keep hot air out and cooler air inside for a longer period of time. Some other qualities of the ACB are: fireproof to 8 hours, pest and rodent resistant, and sound absorbent. It stays remarkably cool in the summer with the cool tile floors, excellent airflow and operable thermal chimney windows.

Rainwater collection with 2 aboveground fiberglass tanks that hold 15,000 gallons for all family water usage. Texas has terribly hard water and the rainwater is soft, so appliances stay clear of any lime build up and therefore, last longer, your clothes also come clean with no residues, and bathing in the water is wonderful on the skin and hair. They have never run out of water in the entire 10+ yrs living there; while some of the neighbors with wells have had to re-dig their wells. Texas has a rainfall in a typical year sufficient to supply us.

Energy efficient appliances - Asko brand washer/dryer, dishwasher for minimum water consumption. Greywater valves exiting at the laundry area to water the xeriscaped front yard.

Radiant heating panels in the ceilings of each room. This gives independent control to the different rooms for better efficiency and comfort, i.e. colder on the north side of the house, or for grandma’s room, which needs to be warmer. The radiant heat is healthier on the skin and sinuses ending the blowing of air and dust around. This is great for anyone with airborne sensitivities and doesn’t dry out the skin. The thermal mass of the walls and floors absorb this “sunlight” type of heat.

Solar hot water heater which for about 9 months of the year reduces the electric bill load of the home.

Reduced Electromagnetic fields - the home wired in a way that reduces the field around the home, also there is a master cut off switch in 2 main bedrooms so you can sleep without electric currents.

Natural floor coverings - travertine tiles - keeps the floors cooler in the summer, wool rugs & jute pads, ceramic tile, bamboo wood –(a fast growing sustainable wood resource).

Energy efficient windows, Pella casement, double pane, low E glass. Lots of windows for natural lighting without a lot of direct sun, and plenty of access to fresh air.

Cupola/thermal chimney with operable windows to vent hot air and create a breeze throughout the house. Three-foot eaves around whole house to prevent direct sun entering home in summer.

All paints and wood finishes used are low or no volatile organic compounds (VOC). Cabinetry is formaldehyde free.

House siting for catching predominant southeasterly breezes; south and west shade trees.

Sited on 4.3 wooded acres with large oaks and very old cedars. This gives a great feeling of being in the country without the hustle and bustle of the city, but easy access to Austin.

Xeriscape yard for minimum water consumption.
